This page is maintained by Andrew Knapp to explain how listing data, fair-housing obligations and Internet Data Exchange (IDX) display rules apply to this website. It is provided for informational purposes and is not a certification of compliance by any Multiple Listing Service (MLS), association of REALTORS®, or the Real Estate Standards Organization (RESO).

The Real Estate Standards Organization (RESO) publishes the Data Dictionary and the RESO Web API — an OData-based transport that has replaced the older RETS standard for MLS data exchange. Every listing on this site is stored using RESO Property-resource field names, including ListingKey, ListingId, StandardStatus, PropertyType, PropertySubType, ListPrice, BedroomsTotal, BathroomsTotalInteger, LivingArea, UnparsedAddress, City, StateOrProvince, PostalCode, ListOfficeName, ListAgentFullName, ListAgentMlsId, ModificationTimestamp and Media. A RESO-shaped, read-only preview of the collection is exposed at /api/public/reso/Property.

The listings currently shown are sample properties used to demonstrate the site's search and display. They are not active MLS listings and should not be relied upon for any real-estate decision. When a live IDX feed from the source MLS is provisioned, records will flow in through a RESO-certified Web API with no changes required to the display layer.

All property information, including but not limited to square footage, lot size, room counts, taxes, school assignments and status, is provided by third parties and should be independently verified by the consumer through personal inspection and with appropriate professionals. Neither the listing broker(s) nor Andrew Knapp shall be responsible for typographical errors, misinformation, misprints and shall be held totally harmless.

IDX listing content is the copyrighted property of the applicable MLS and its participating brokers. The data relating to real estate for sale on this website is intended for the personal, non-commercial use of consumers and may not be used for any purpose other than to identify prospective properties consumers may be interested in purchasing. Any republication, retransmission or resale is prohibited.
